Over time, active systems will need attention. Electrical, data, security, fire alarm (pictured above), energy management, and other building systems generally are left to operate on their own. The result, studies have shown, is a gradual deterioration in system performance.
Additionally, the building owner may decide to rehabilitate, modernize, upgrade, or add to the systems (and/or the building itself). In some cases, maintenance is still given short shrift. This can be costly, in a variety of ways.
Contracting companies that are part of the NECA-IBEW team, and their workers, generally DO offer service & maintenance as part of what they normally do. Many will handle electrical system inspections; some can maintain (and extend the effectiveness) of building automation systems as well, including datacom and life safety.
Benefits to building owners range from the immediate to the long-term. For example, many insurance companies offer discounts to those who institute a regular course of maintenance and repair to building electrical systems.
As you'll learn by watching the video linked below, thermal imaging -- a diagnostic tool -- is something that the NECA-IBEW team has added to its service & maintenance arsenal. The idea: If parts of the electrical system that you cannot see are "hot," therre might be trouble brewing.

Electrical Maintenance Pays Dividends is the title of an edition of the Electrical Design Library -- aimed at building owners and those who work with them. Written several years ago, it was created to be "timeless" -- and is available as a FREE (PDF) download. Click here to go to the page from which you can download it!
Electrical Contractor magazine conducted a special research project on maintenance. Read about the results here.
